The kitchen has a stove oven with rangehood, a microwave, kettle, toaster, fridge/freezer, dining table, and cutlery/crockery. The bathroom has a sink, toilet, shower and heated towel rail. A washing machine is in the cupboard under the stairs along with a drying rack, iron and small ironing board.

Upstairs is one large open room serving as a bedroom, lounge and office. It is furnished with a very comfortable queen bed, matching bedside tables, chest drawers, a desk with large pinboard, futon couch (opens as occasional double bed) as well as a coffee table & TV.  Unlimited Wifi is available and the TV can be set up with Sky and/or Apple TV by negotiation.

The only heating installed is an econoheater, and a fan is available; the house is a very comfortable temperature both in summer and winter.

The property is tucked away at the end of a cul-de-sac. The paddocks surrounding have steers, chickens and ponies, and dogs which like to bark at each other through the fence a few times a day.

It's a quick 20 min to Hamilton and only 15 to Te Rapa, otherwise you're 5 min from Ngaruawahia or Huntly town centre. The airport or south auckland is just under an hour away.

There is 1 uncovered parking space and space for a visitors car.
