Reluctantly renting out our 4 bedroom home as we move closer to family.
The house gets great sun and has great views of Wellington Harbour and the Native Bush of Khandallah.
Much of the house was designed by Athfield architects and this can be seen throughout the house.
The house is located on a very quiet street with great neighbours.

The house has a ducted heatpump and is well insulated to make it very comfortable in Winter.

The house is double glazed throughout, excluding a couple of windows unable to be double glazed.

Layout:

Upstairs:
- Two bedrooms. One large double with build in wardrobes, One double with built in wardrobe and draws (this room has great views over the harbour and Khandallah bush)
- Lounge: Amazing picture window of Wellington harbour. Leads out onto the deck. Has built in fireplace for heat on the cold winter nights and ambiance. (Fire isn't required as ducted heatpump is very effective, but great for ambiance)
- Dining room: This is off the lounge. This has great views of the harbour and the Khandallah bush.
- Kitchen: Large Falcon stove with gas hobs. Fridge included.
- Day room: Off the kitchen is a sun trap day room that gets amazing sun. There is a small deck off this sun room.
- Bathroom: Includes a bath and shower over bath.
- Toilet: Seperate toilet

Landing between upstairs and downstairs:
- There is a bedroom which has all the flair of Athfield. Seperate side access and a small deck. Velux skylight.

Downstairs:
- There is a large bedroom which is currently setup to have an office off to the side. This room has french doors leading out onto the deck and has great views of the harbour.
- Second Bathroom: Includes a shower and toilet.
- Laundry: Washing machine included. There is a dryer, although this is not in use.
- Office: There is a seperate office downstairs. It gets great views
- Workshop: There is a workshop to store tools.

Parking:
- Consists of a cover carport and an uncovered car deck. There is ample on street parking.
