A sunny, quiet, private 65m2 cottage surrounded by a working farm and lifestyle blocks. Quiet neighbours, sometimes noisy sheep/farm dogs. Maximum of 2 people (any age). No decision will be made until after 18th March. Open homes require masks and 1m distancing.

Supermarket is 7 mins away, Whitby and Porirua 12 mins away and it's a 10 min drive to Plimmerton train station.

A large covered deck area leads to the lounge. Kitchen has an oven, range hood, dishwasher and (if required) refrigerator. The bathroom has a shower, vanity, toilet and clothes washing machine - a vented dryer will be installed prior to winter. The two bedrooms (1 x queen + furniture, 1 x single/bunks + furniture) both have wardrobes. Out back is a washing line and a lawn and garden.

The cottage exceeds Healthy Homes standards: floor, ceiling and wall insulation; heating via heat pump; and a shower dome on the shower to keep things dry. It's presented in a clean and tidy manner with neutral décor and new carpet.

Open to pets, but strictly no dogs as it is a working farm. No smoking inside or out due to fire risk. Property is managed by local owner, who maintains garden every 1-2 months.

Important: This is a rural property on a working farm with associated upsides (privacy, views, nature) and downsides (roof water supply, expensive high-speed internet, septic tank, occasional sick animal). Strongly recommend you visit before applying - happy to accomodate private viewings to fit in with your timetable.

Internet options are ADSL (~5Mbps), 4G RBI via Vodafone (>=$106/month, ~20Mbps, capped, see https://tinyurl.com/ycy6haey), local community wireless broadband ($119/month for ~50Mbps, uncapped). Chorus/ISPs say VDSL is available here - it is not.
