Apartment is above double-garage/workshop on landlord’s property. Share garden with lovely friendly black lab (need to keep the gates closed though please). Landlord does all garden maintenance (i.e., no requirement for tenant to mow lawns, weed, etc.).

As the flat is above the garage and on the same property as my house, I'm looking for a quiet mature professional person, Japanese student etc. who will respect the premises (emphasis on quiet).
No smoking (anywhere on the premises). No pets (fish/budgies etc. by negotiation, no cats or dogs).
