Remember that the property is the tenant's home and that the Residential Tenancies Act has strict conditions on the landlord's access to the property during a tenancy.
Landlords must give 24 hours notice or have the tenant's permission to enter the property to complete any repairs or maintenance. These repairs should be done between 8am and 7pm. The landlord is also allowed to enter the property if there is an emergency or they have an order from the Tenancy Tribunal.
